More Ways To Sell Your Home Now

Last time, we talked about rates and home prices – very concrete ways to look at selling your home. 

Today, let’s think about more asthetic and creative ways to sell your home fast. 

One way to coax buyers is to be sure you highlight the unique features of your home. Working with real estate professionals like the staff at Lyons-Sullivan Realty will help greatly with this project. 

When listing your home, note versatile spaces like an extra room or a den. Make note of storage space – inside and outside the house. And work with your agent to get some great photos of your home. Buyers today are internet savvy...the first tour of your home will probably be online so make those photos count!

Your agent can also suggest clever ways to make use of the “Location! Location! Location!” principal. Is your home close to schools? A park? Shopping? A particular neighborhood? Try to include some location and convenience information when listing your home.

Finally, make use of any updated or “green” features of your home. Energy efficient appliances like the water heater and the furnace are big selling points. Let buyers know about any upgrades you’ve done to the home and when. For instance, if you had new windows put in in last year or an air conditioner installed in 2010, add that to home description. If you ran new plumbing throughout the house, make it known. Highlight every detail that you can, with dates, to really impress buyers.

It’s a great time to buy a home. It’s also a great time to sell a home. As a seller, you’ve got to do everything you can to give buyers a reason to make an offer. A little prep on the front end will payoff during the sales process.

As a seller, you have many reasons for wanting a quick sale on your home – you found your next dream home, you’ve been transferred for your job, you are downsizing and ready to clean less square footage.

Whatever your reason, now is a great time to sell. Here are the market factors that make it prime time for sellers.

First, interest rates near record lows. On November 21, 2012, the average interest rate for a 30-year fixed-rate mortgage hit 3.31%. Today, Mortgage News Daily reports rates at 4.03%, still a very low rate for a 30-year fixed-rate mortgage. All this points to buyer who are interested in closing on a home while rates are still low. 

Additionally, the statewide median price in June 2015 rose to $194,243, an 8.5% gain over June 2014’s statewide median price of $179,000, according to the Illinois Association of REALTORS®. This rise in median price is a boon for sellers. Jim Kinney, president of the Illinois Association of REALTORS® explains, “Sellers keep reaping the rewards of a market that has continued to see median prices edge higher every month this year.” 

As a seller, you’ll want to make the most of the situation - striving for the best selling price AND making the choice to buy an easy one for your buyer. 

One way to show buyers the affordability of your home is to create a “Cost of Ownership” sheet. Work up the costs that go into owning your home and leave it for buyers during a showing.

What should you include on the Cost of Ownership sheet? Here’s a basic list (yours may include more or less):

  • Mortgage payment (use your asking price minus a 10% down payment)
  • Homeowner’s Insurance
  • PMI (Private Mortgage Insurance)...This takes some thought. Check out http://www.goodmortgage.com/Calculators/PMI.html for info on how to calculate PMI. If you just want to estimate, try to use .78 as your PMI rate and be sure to note that on your Cost of Ownership sheet.
  • Electricity
  • Gas/Propane
  • Cable
  • Water
  • Property Taxes

Be sure to use averages of your actual electric, gas, cable and water bills. Use your latest property tax bill.

Try to give a buyer a realistic idea of what it will take to own your home. All this upfront work will be worth it as a qualified buyer makes an offer!
